– Spearheaded UKG implementation in 2017
– Managed data migration during 2018 HRIS implementation to ensure a smooth transition of employee data and again in 2023 for billable/non-billable cost centers based on client land bases and task centers
– Introduced significant improvements in HR efficiency and accuracy by designing strategic workflows, paired with custom forms and the ability for employees and managers to use self-service functions within the HRIS

Flipping Raw Land
Objective: Buy raw land (land without structures/improvements) at a discounted price and then sell the land for more than the purchase price.
For a short time I attempted flipping raw land. I ultimately quit the business venture because I do not have the personality for it. I felt like I was taking advantage of others’ ignorance and/or their need for quick cash.
Regardless, I walked away from the endeavor, not with tons of money in the bank, but with a priceless education. During that time I was forced to step out of my comfort zone in a multitude of ways. I learned the ropes of a completely new (to me) business and researched the software I needed.
After I studied the business, I:
– Set up my own LLC
– Opened a PO box
– Researched CRMs (and purchased one)
– Subscribed to land date websites such as PRYCD and DataTree
– Built a seller-facing website
– Subscribed to an answering service to take initial calls from sellers
Once everything was set up, the fun began! Before a single piece of mail went out, I spent hours researching, scrubbing data and merging mailers. For each campaign, I would:
– Research potential markets by pulling listings from websites, searching recent land sales, calculating days on market, finding the distance from the nearest midsized metropolitan area and pulling many, many more metrics to analyze
– Choose a market and acre range to target based on the research
– Pull the land records by going to the courthouse, emailing the courthouse or by utilizing websites (PRYCD or DataTree)
– Scrub hundreds of thousands of rows of data
– Merge data to mailers
– Mail letters and wait for calls
Once calls came in, the potential seller was added to the CRM and the process of researching specific parcels of land began.
Although I didn’t ultimately pursue land flipping as a career, I learned priceless lessons by jumping in and trying something completely new and different. It gave me extensive skills in the realm of data analytics as I scrubbed massive datasets to made sense of the chaos.
I will always be grateful for the experience and remember the hours spent researching, problem-solving and scrubbing data to predict future outcomes!
